Street Rate Adjustment Logic

This document outlines the program logic used by the system to perform Street Rate Adjustments. The logic is evaluated every week as part of the Weekly Status Report run.
  1. A unit breaks out of its microcommunity if it is available for rent for master.down-limit days or more. Currently set to 30.
  2. If the potential occupancy level of a microcommunity is 95 % or more, increase by $10 to a maximum of 10% above gsr for that microcommunity.
  3. If the potential occupancy level of a microcommunity is less than 90% then reduce by $5 (exception: WE1 reduces by $20).
  4. During lease-up of a new property, we can force the street rate to equal the GPR, by setting ws-comp.srate-strategy to 1. There are currently no such properties.
  5. If there is a rental app cancellation within the last 10 days, revert the street rate to what it was before the cancellation.
  6. If a unit is down for maintenance, then do not adjust the street rate at all
